Local Tips

  • Parking here is ample and open. While you will find parking fees at the airport, downtown, and some beaches, you will be pleased to find parking in most places in a lot, on the street, or in a garage at little to know charge.
  • Waterfront living with the boat just steps behind your house is a dream for many. There are many options in Lee County for waterfront living.  Cape Coral offers over 400 miles of waterfront living; however, not all the canals leads to the Gulf of Mexico. Some are freshwater with no “Gulf access”, some have bridges that range from 7-9 feet in height, some offer navigable Gulf access via boat locks or lifts. There are many boat ramps, marinas, yacht clubs as well as dry dock marinas to bring boating to as many boaters as possible.

  An experienced agent with local boating knowledge is a must for waterfront home purchases. Ask for Astrid, she’s been boating locally since the mid-1970s.  

  • During our summer’s “rainy” season, you may experience downpours that seem to appear out of nowhere, like sunshowers that may occur only on one side of the street and generally last less than an hour.
  • Our population increases by almost double during what’s know as “Season” as our seasonal residents join us for the winter months starting with about the second snow, Thanksgiving or Christmas through approx. Easter. During this time, the weather is beautiful and warm, there area many community events, farmers markets, but this also brings increase wait times at your favorite restaurants, golf courses reservations and a bit more traffic
  • We locals say Ta-Mi-am
  • Tipping here is huge. It’s expected, yet should still be earned in our opinion. 15% to 20% is standard.  Tipping “IN” with your car at valet is not required, yet some do in hopes to receive better treatment. Just know that tipping does not insure better service.
  • Try Three Fisherman on the N side of the Caloosahatchee for some delicious seafood and waterfront dining.

Types of Real Estate

  • New Construction: Currently built and for sale, under construction, or dirt that will be built out.
  • Condo: Generally a multiple level building containing hundreds of individual attached units. Some have garages.
  • Townhome: Smaller buildings, many single story, attached homes generally with garages. These are more like traditional single family homes, yet are attached.
  • High Rise: These are tall buildings with many levels featuring condo and loft style homes.
  • Lofts: Very open floorplans in condo style living.

Lee County Schools

The education of the area’s youth is in the capable hands of the Lee County School District.  The 9th-largest school district in Florida, the LCSD has more than 85,000 students enrolled in 370 schools within the district’s borders.

The District is a model for others in the state and nation – from our Microsoft Certified High School (Dunbar High) to our National Blue Ribbon School of Excellence (The Sanibel School) to one of the top IB High Schools in the world (Fort Myers High.)  The district welcomes parental feedback and participation, and works to ensure that each child receives a quality education.

Selecting a school for your child is an important decision. In Lee County, the system of one neighborhood, one school, has been replaced with an open-enrollment system. What had become an annual ritual of redrawing school boundaries, moving children involuntarily from one school to another, to accommodate growth, has been replaced and now parents rank a variety of schools close to where they live. Once a student is enrolled in a school, parents have the assurance the student will remain at the school through the highest grade level offered unless one of the following occurs:
  • the student is determined in need of a special education program not available at the assigned school;
  • or the student moves into a different zone / sub-zone where the assigned school is no longer an option.

In order to provide all parents and guardians with a significant number of school options closer to their homes and to allow for diverse school enrollments, The Student Assignment Plan divides the District into three large Choice Zones.

Our public schools are primarily K-5th grade.  Middle schools (also known here as Junior High schools usually cover 6th, 7th, and 8th grades. High schools then are typically 9th, 10th, 11th, and 12th

Florida Gulf Coast University FGCU is a public university located just south of the Southwest Florida International Airport in South Fort Myers.. New Construction Homes For Sale in Lee County

People often refer to our houses as “cookie cutter”, because so many were built by the same builders and under the same HOA regulations. The Greater Fort Myers / Cape Coral home builders often include the same features and carry designs over from one community to another, so once you find a builder you like, we can research homes for sale built by that builder or in communities we know that builder built. It’s important to know that when you are considering New Construction, you should choose a real estate agent as well. Here in Southwest  Florida, you can have your own representation and someone to protect your interests and negotiate on your behalf without paying extra. The key here is that you must bring your real estate agent with you before you sign in with any builder or they will be excluded from any builder compensation without any change in pricing.

  • Basements are non-existent
  • Majority of homes are all electric, including heating and appliances
  • Indoor wood burning fireplaces are uncommon
  • We do have different types of waterfront property – not all canals lead to the Gulf of Mexico
  • We have many golf course communities
  • Many of our neighborhoods are gated or guard gated and this will make a difference in your HOA fees.
  • Many of our neighborhoods have their own parks, community pools, and other amenities. You will want to do a custom search specifically for these with your real estate agent.
  • Lots are generally small about a 1/4 acre. If you want a larger lot, you’ll want to find areas and/or communities that are known for larger lots or do a custom search specifically for these with your real estate agent.
  • All houses in Florida should include an air conditioner. Trust us. You want an air conditioner, preferrably central.
  • If you are looking to invest in Lee County, be sure to check the rental restrictions on condos. There are many that have limits with a maximum % of rental units or number of days you may rent.
  • Horse property is a popular request here. Many simply want a ranch style home on a larger lot and don’t have horses. Our neighborhoods are very specifically zoned to permit horses or not. If you simply want more land and a ranch style home, it’s better to not select horse property in your search as you will exclude many properties that may fit your desires.
