Local Tips

  • Parking here is ample and open. While you will find parking fees at the airport, downtown, and some beaches, you will be pleased to find parking in most places in a lot, on the street, or in a garage at little to know charge.
  • Waterfront living with the boat just steps behind your house is a dream for many. There are many options in Collier County for waterfront living.  Naples luxury communities offer exclusive homes with privacy and your yacht behind out back . There are many boat ramps, marinas, yacht clubs as well as dry dock marinas to bring boating to as many boaters as possible.

  An experienced agent with local boating knowledge is a must for waterfront home purchases. Ask for Astrid, she’s been boating locally since the mid-1970s.  

  • During our summer’s “rainy” season, you may experience downpours that seem to appear out of nowhere, like sunshowers that may occur only on one side of the street and generally last less than an hour.
  • Our population increases by almost double during what’s know as “Season” as our seasonal residents join us for the winter months starting with about the second snow, Thanksgiving or Christmas through approx. Easter. During this time, the weather is beautiful and warm, there area many community events, farmers markets, but this also brings increase wait times at your favorite restaurants, golf courses reservations and a bit more traffic

  • Tipping here is huge. It’s expected, yet should still be earned in our opinion. 15% to 20% is standard.  Tipping “IN” with your car at valet is not required, yet some do in hopes to receive better treatment. Just know that tipping does not insure better service.
  • Enjoy a stroll down prestigious 5th Avenue for fine dining and boutiques.

By providing exceptional educational opportunities that motivate and engage each student, all students will complete school prepared for ongoing learning as well as community and global responsibilities.

The School District of Collier County serves 48,000 total students in 29 elementary schools, 10 middle schools, 8 high schools, and a PreK-thru-12 school (Everglades City School). There are also 13 Alternative School Programs.

The district’s two technical colleges (Lorenzo Walker Technical College and Immokalee Technical College) and adult education programs (located at several sites throughout the district) offer students both short- and long-term programs.

School Choice and School Boundary Zones

  • WHAT IS PARENTAL CHOICE?

    Parental Choice allows parents, under specified conditions, to request another school of enrollment outside of their geographic zones.  Options include Out-of-Zone, Choice, and McKay Scholarship.

  • WHAT IS THE DIFFERENCE BETWEEN OUT-OF-ZONE, SCHOOL CHOICE, AND MCKAY SCHOLARSHIP?

    Out-of-Zone requests under Parental Choice are for parents or legal guardians with documented needs or hardships as listed in Board Policy 5120.

    • Priority window is January 10 through February 15
    • Approvals are subject to capacity and class-size restrictions
    • Out-of-Zone applications submitted during the priority window shall take priority over School Choice applications
    • Transportation is not provided by the District

    School Choice requests under Parental Choice are for parents or legal guardians exercising Choice without respect to or limitations upon their reasons.

    • Priority window is January 10 through February 15
    • Approvals are subject to capacity and class-size restrictions
    • Once Out-of-Zone applications have been approved, School Choice applications submitted during the priority window shall be considered for the lottery, pending any remaining space available
    • With the exception of students who are enrolling in the District for the first time, no School Choice applications will be approved for the current school year
    • Transportation is not provided by the District

    McKay Scholarship requests are for parents or legal guardians of students with an Individual Education Plan (IEP) or 504 Plan.

    • Parents or legal guardians must first apply online through the state (not this website) to obtain eligibility confirmation at Floridaschoolchoice.org
    • Once eligibility is confirmed from the state, parents or legal guardians then can apply online (here) to request a publicschool transfer
    • Applications are accepted throughout the school year
    • Approvals are not subject to capacity restrictions
    • Transportation is not provided by the District
 While real estate agents do enter the elementary, middle school (junior high), and high school in their listing data, it’s always up to the buyer to verify the school zone based on the address

It is not uncommon here to see a master association and a subassociation, which will bring in two different fees. A master planned community will have it’s own amenities and regulations as fees as will any neighborhood associations within the master.

New Construction Homes For Sale in Collier County

People often refer to our houses as “cookie cutter”, because so many were built by the same builders and under the same HOA regulations. The Greater Naples home builders often include the same features and carry designs over from one community to another, so once you find a builder you like, we can research homes for sale built by that builder or in communities we know that builder built. It’s important to know that when you are considering New Construction, you should choose a real estate agent as well. Here in Southwest  Florida, you can have your own representation and someone to protect your interests and negotiate on your behalf without paying extra. The key here is that you must bring your real estate agent with you before you sign in with any builder or they will be excluded from any builder compensation without any change in pricing.

Popular Home Features

  • Basements are non-existent
  • Majority of homes are all electric, including heating and appliances
  • Indoor wood burning fireplaces are uncommon
  • We do have different types of waterfront property – not all canals lead to the Gulf of Mexico
  • We have many golf course communities
  • Many of our neighborhoods are gated or guard gated and this will make a difference in your HOA fees.
  • Many of our neighborhoods have their own parks, community pools, and other amenities. You will want to do a custom search specifically for these with your real estate agent.
  • Lots are generally small about a 1/4 acre. If you want a larger lot, you’ll want to find areas and/or communities that are known for larger lots or do a custom search specifically for these with your real estate agent.
  • All houses in Florida should include an air conditioner. Trust us. You want an air conditioner, preferrably central.
  • If you are looking to invest in Lee County, be sure to check the rental restrictions on condos. There are many that have limits with a maximum % of rental units or number of days you may rent.
  • Horse property is a popular request here. Many simply want a ranch style home on a larger lot and don’t have horses. Our neighborhoods are very specifically zoned to permit horses or not. If you simply want more land and a ranch style home, it’s better to not select horse property in your search as you will exclude many properties that may fit your desires.
